    An anchor tenant is a large, well-known business—typically a national retailer, popular restaurant group, or major brand—that serves as the primary traffic driver for a commercial property or development. Anchor tenants usually negotiate favorable lease terms (lower rent, higher TI) in exchange for the foot traffic and prestige they bring to the property.
